This tract was purchased by a group of Lee County duck and deer hunters years ago. The property has had, over the years, some extensive levee and water control work done. Owners report that approximately 100 acres of the woods (the west 2/3rds) can be flooded for waterfowl hunting. The electric well is located in the northeast corner of the property, which is the high side.
Over the last few years, a few breaches in the levee have formed and needs updating. Some timber harvesting was done about 4 years ago, owner reports. The areas where some of the timber was harvested opened up new duck hunting holes and it also enhanced the deer hunting habitat.

Broker's Opinion:
This is a great tract for hunting and the levee system needs a few small updates. Once those updates have been made, this property will be back to it's full potential and should provide outstanding waterfowl hunting as it did in the past.
